A reservation (the “Reservation”) is a legally binding agreement that is initially made between the guest (the “Guest”) and AFOI THRAS. DARDAMANELI IKE under its distinctive business name Four Shades Luxury Suites (“We”, “Us”, the “Property Owner”) whereby the Guest secures the right to occupy a specific Studio or Suite (the “Property”, or all together the “Properties”) for a specified period. Each Reservation made for one of our Properties, through any channel and by any possible way, is subject to the following terms and conditions (the “Terms and Conditions”) , which the Guest agrees to by signing the customer reception form upon Arrival. Arrival (the “Arrival”) is the designated date and time when the Guest is scheduled to check-in to any of the Properties and commence their stay. A Guest may be informed about these Terms and Conditions by visiting our website anytime, before, during or after completing their Reservation.
1. DEPOSIT FOR YOUR RESERVATION
A deposit of minimum 50%, depending on the time of the Reservation and the date of Arrival, of the total reservation cost outlined in the rental offer sent to the Guest via e-mail or communicated to the Guest via a pro-forma invoice shared with them through any channel must be paid by the Guest in order to secure the Reservation of the Property. No obligation from Us will exist until this amount has been received in full. Should the Guest later cancel their Reservation, cancellation charges are applicable in accordance with the Cancellation Policy described below.
2. PAYMENT OF THE BALANCE
Any outstanding balance shall be paid upon Arrival to the Property. If the balance is not received by Us by Arrival, We shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and to retain the full deposit.
3. CANCELLATION BY YOU
The Guest agrees that should they wish to cancel all or any part of their Reservation, then according to our Cancellation Policy below (the “Cancellation Policy”), We shall be entitled to the following percentage of the total reservation cost:
Flexible rate:
• 21 or more days before Arrival, no penalty;
• 15-20 days before Arrival, a fee of 50% of the total reservation cost; and
• 14 days or less before Arrival, no-show or early departure, a fee of 100% of the total reservation cost.
Non-refundable rate:
• No free cancellation is allowed for this rate, as special conditions apply.
Failure of any requested payment in full by a specified date will immediately result to cancellation of the Reservation unless otherwise confirmed by Us.
4. CANCELLATION OR ALTERATIONS BY US
Although it is unlikely that We will have to make any changes to confirmed Reservations, it could occasionally happen, and We will advise the Guest at the earliest possible date. If for any reason beyond our control We are unable to provide the Guest with the Property they have booked, We reserve the right to transfer the Guest to a similar or superior Property. However, if this is not possible or the Guest do not wish to be transferred, We will cancel the booking and refund in full the amount paid to Us for the Property, but We will not be liable for any other cancellation charges, such as for travel arrangements for the Guest and/or or a member of their party.
5. MINIMUM LETTING PERIOD
For weekly rates, stay is 7 nights during high & peak season. Exceptions may be allowed depending on availability. Surcharges may apply.
6. NUMBER OF GUESTS
Only the maximum number of guests outlined in each Property’s description in our website or communicated to the Guest may use and reside at the Property anytime. Should We find more persons than those stated, We will be entitled to ask the Guest and all members of their party to vacate the Property and cancel the booking overall, with 100% penalty of the total reservation cost paid to us or charge an extra guest fee, which is EUR50 per night per additional guest.
7. ARRIVAL AND DEPARTURE TIME
Check-in time is from 15:00 to 22:00. Check-out time is before 11:00. In case of delays or unforeseen circumstances while traveling, please contact Us without delay. We cannot guarantee early check-ins or late check-outs unless confirmed by us well in advance. For a later check-out time, unless pre-approval has been granted by Us in advance, We reserve the right to charge a minimum 50% of the daily reservation cost of the specific Property and the Guest would be liable for any potential additional damages incurred by the delayed check-out.
8. COMPLAINTS
The Property descriptions displayed on our website are accurate and made in good faith. We cannot be held liable for any shortage of water supply, gas and electricity due to a technical problem or any other issues beyond our control. We also cannot be held liable for any Wi-Fi service, internet or network connectivity disruptions beyond our control. Complaints lodged only at the end of the holiday period will not be taken into consideration.
9. BEHAVIOR & DAMAGES TO THE PROPERTY
By making a Reservation with Us the Guest also become responsible for the correct and decent behavior of themselves and/or a member of their party. Guests must respect the quiet hours as dictated by Greek legislation (from 15:00 to 17:30 and from 23:00 to 07:00). If a Guest and/or a member of their party make excessive noise during those hours We have the right to expulse all guests from any of the Properties immediately with 100% penalty of the total reservation cost paid to Us.
The Guest are responsible for any loss or damage that they or members of their party may cause to the Property or its contents. The Guest are required to report any damages to our Us or our staff and to bear the cost of repair or replacement. Should a Guest or any member of their party behave with no respect towards any of the Properties or common areas surrounding them, Property’s contents, the personnel/associates or other Guests, We have the right to ask the Guest and all members of their party to vacate the property immediately, with 100% penalty of the total reservation cost paid to Us.
10. ENTERTAINING AT THE PROPERTY
Entertainment parties and functions involving a larger amount of invitees exceeding the maximum number of guests outlined are strictly prohibited, unless fully approved by Us in advance. Should the Guest make unauthorized use of any of the Properties in such a way, We have the right to ask the Guest and all members of their party to vacate the Property immediately, with 100% penalty of the total reservation cost payable to Us. Parties with loud music are not allowed.
11. GUEST INJURY DISCLAIMER
We can’t be held responsible for any accidents or injuries occurred to the Guest or a member of their party during their stay at any of the Properties or common areas around those under any circumstances. The Guests are solely responsible to insure themselves, their family members, travel companions and their belongings adequately.
12. CHILDREN POLICIES
Children are accepted in our Properties. If children are included in a Guest’s Reservation, the Guest is requested to provide their exact age. Baby cots are available upon request but subject to availability without an additional charge. Please inform us if a baby cot will be required well in advance for us to make the necessary arrangements.
13. PETS
Pets are not allowed in any of our Properties, unless confirmed otherwise in advance.
14. WATER AND ELECTRICITY
If a Guest experience a shortage of water, We will do everything in our power to reestablish its supply. Electricity can also be disrupted during the summer months, normally for a short period of time. However, We cannot be held responsible for any inconvenience created by events beyond our control.
15. INTERNET SERVICE
Internet service is provided at all of our Properties, but We cannot guarantee that We will be able to re-establish the connection in case of a technical problem beyond our control, such as a faulty line from the local telephone company. We strongly recommend traveling with at least one mobile phone with roaming service capabilities.
16. SMOKING
Indoor smoking is strictly prohibited in all our Properties. Should a Guest or a member of their party do not comply with this house rule, or should any property, furniture, equipment, appliances or systems be found damaged by smoking, We reserve the right to charge a minimum fee of EUR1000 for fines imposed to Us, cleaning and/or replacing the damages.
17. VALUABLES
Valuables kept at any of our Properties are at the Guest’s risks. We or the Property staff cannot be held responsible for their loss, misplacement or robbery at any time. If you have any valuables that need to be kept safe, please contact our front desk personnel.
18. COOKING & KITCHEN EQUIPMENT
When cooking at any of the Properties, both regular and blackout curtains should be placed as far away as possible from the hobs to ensure proper ventilation and prevent potential fire hazards. Hobs are activated by touch sensors, so items should not be placed on them to avoid potential hazards. All pots, plates, cups, glasses, kitchen utensils and cutlery used during your stay are cleaned and left at check-out in the same condition as received upon Arrival. We reserve the right to charge a minimum fee of EUR100 for cleaning and/or damages resulted by no compliance with the relevant rule.
19. FORCE MAJEURE
We will not be held liable for Force Majeure.
20. THIRD PARTY MISREPRESENTATION
We have no legal responsibility or responsibility or liability of any kind whatsoever for any of act or false information, description or promise provided by any external partner, associate, travel agent, travel office, tour operator or anybody trying to promote or sell any of our Properties regardless of a successful Reservation or not. It is the responsibility of the Guest or of any individual to receive accurate and correct information that is provided online on our website
21. AGE RESTRICTION
The minimum age for a Guest to be able to proceed with check-in upon Arrival is 18 years.
22. ILLEGAL SUBSTANCES
The use of illegal substances is strictly prohibited on any of our Properties and common areas around those. This is in accordance with local laws and regulations.
23. JURISDICTION
Any disputes or liabilities arising from this agreement shall be subject to the jurisdiction of Thessaloniki’s courts.
